In short
- A boat canopy rules calculator compares your planned canopy with the size limits in the Cape Coral Land Development Code: 40 ft long, 18 ft wide and no higher than 14 ft above the seawall cap.
- It also checks how far the canopy hangs past the dock (30 in, or 48 in past the rear of a boat slip), that at least 75% of each side is open, and that there is only one canopy per parcel.
- Enter the length, width and peak height; the other boxes are optional. Each row shows pass or the amount over.
- Wind breakaway, open frame and no-wood rules are listed below as items for your builder to confirm. The tool checks planning numbers only.

This boat canopy rules calculator is for Cape Coral canal-front owners who want to know whether a canopy over a dock or boat lift fits the city code before they ask for a drawing. It uses your own planned dimensions and section 5.4.7 of the Land Development Code, with no prices. It supports our Cape Coral dock and boat lift permit checklist and the dock construction code calculator.

What it means
Example: canopy 34 ft long and 13 ft wide, 11.5 ft above the seawall cap, hanging 24 in past a dock, 80% of each side open, one canopy on the parcel.
How each check is worked out
- Length and width.
The frame size is compared with 40 ft and 18 ft: 40 - 34 = 6 ft spare on length and 18 - 13 = 5 ft spare on width.
- Height.
The peak sits 11.5 ft above the seawall cap against the 14 ft limit, so 2.5 ft are spare.
- Overhang.
24 in past the dock against 30 in leaves 6 in. At the rear of a boat slip the limit is 48 in.
- Open sides.
The code leaves at least 75% of each side open and uncovered: 80% passes with 5 points to spare.
- One canopy.
The code permits only one canopy per parcel, so a second one fails whatever its size.

This is a size check, not an approval. A canopy over a lift also needs the lift permit and the right wind rating from the maker. If the seawall is old, ask a builder whether it can carry the posts. See how to figure seawall cap height for the number the 14 ft is measured from.
Headroom for the boat under the canopy is a different question: see the dock tide clearance calculator, and for lift weight the boat lift capacity calculator.
Questions to ask your canopy or lift builder
- Which seawall cap elevation is the 14 ft measured from? Ask for the peak height as a drawing dimension from the cap.
- Is the frame stainless, aluminum or galvanized? No wood framing is allowed.
- Does the fabric release at 70 mph? Ask how the attachment is built and what the maker says.
- Is the canopy drawn on the permit plan? Overhang and open sides should be shown in the dimensions.
Next step: get a written quote
This tool checks planning numbers, not the price or the job. We are a referral service, not a dock builder; we connect visitors with independent local providers. Use the form below to ask independent local contractors for a written quote, and read how to choose a seawall contractor first.

Frequently asked questions
How big can a boat canopy be in Cape Coral?
Section 5.4.7 of the Land Development Code says no boat canopy may exceed 40 ft in length or 18 ft in width. It also caps the highest point at 14 ft above the seawall cap, or above the dock decking if there is no seawall.
How far can a boat canopy hang over the water?
Not more than 30 in over or beyond the dock it is attached to. At the rear of a boat slip it may extend up to 48 in past the end of the structure. On a dock built to the maximum projection the limit is 30 in.
Can I have more than one boat canopy on my property?
No. The code allows only one canopy per parcel.
Does the canopy have to be open on the sides?
Yes. At least 75% of the area of each side of the canopy structure must be left open and uncovered, and the supports must have openings of at least 4 ft in any dimension so there is visibility through the sides.
What can the frame be made of?
A corrosion-resistant material. Wooden framing or supports are not allowed, and neither is a roll-up shutter design. The canopy itself must be fabric or a material that can be rolled and folded, attached so that it detaches in a wind load of 70 mph or more.
Is a boat canopy the same as a sun shelter?
No. Section 5.4.7 covers boat canopies that protect a vessel. Sun shelters on docks fall under section 5.2.10 of the code, which is a separate rule not checked here.
