In short
- This shed, gazebo and fence rules calculator tests one backyard structure against the rear and side setbacks, height and size limits in Cape Coral's Land Development Code.
- Setbacks are measured from the property line, not from the seawall. Sheds, gazebos and pergolas also have size caps.
- Fences have their own rule: 6 ft maximum, and open mesh above 3 ft within 20 ft of the rear line on waterfront lots.
- Two of the code's own numbers disagree for gazebos and sheds. We apply the stricter one and say so.
On this page
This shed, gazebo and fence rules calculator is for Cape Coral waterfront owners planning a backyard structure near the seawall. It applies the accessory-structure table (Table 5.2.1.A) and the fence, shed, gazebo and pergola sections to your numbers, and uses no prices. The pool side of the yard has its own tool: see our pool, cage and deck setback checker. This is general information, not legal advice.

Example: a gazebo 8 ft from the rear lot line, 9 ft from a side line, 12 ft tall with 120 sq ft of roof. Illustrative numbers, not a recommendation.

How the check works
- Pick the structure and where it goes.
Each type has its own rear and side setback, height and size cap. Over a dock, only sun shelters and pergolas are listed.
- Enter the distances and height.
Measure from the nearest point of the structure to the rear lot line on your survey. The side distance and the area are optional.
- Compare with the limits.
Each line shows your number against the code limit. Fences are checked for height and, within 20 ft of the rear line, for open mesh above 3 ft.
- Read the notes.
They flag the screening, view, easement and flood-elevation rules that a distance alone does not catch.
Limits the checker uses
| Structure | Rear line | Side line | Height |
|---|---|---|---|
| Shed | 10 ft | 7.5 ft | 14 ft |
| Gazebo | 10 ft | 7.5 ft | 10 ft |
| Sun shelter | 6 ft or on a dock | 7.5 ft | 14 ft |
| Freestanding pergola | 10 ft | 7.5 ft | 14 ft |
From Table 5.2.1.A, measured from the property line. The table also lists a 5 ft separation distance for sheds, gazebos and sun shelters. For sheds the text of Section 5.2.13 gives 15 ft overall height; for gazebos the text of Section 5.2.10 gives 6 ft from the rear line and 14 ft height. Where the table and the text differ we apply the stricter number.
| Structure | Limit | Section |
|---|---|---|
| Shed or greenhouse | 200 sq ft floor; one of each per lot | 5.2.13 |
| Gazebo or sun shelter | 150 sq ft roof each; 300 sq ft in total | 5.2.10 |
| Freestanding pergola | 200 sq ft per single-family lot | 5.2.3 |
| Fence or wall | 6 ft; open mesh above 3 ft within 20 ft of a waterfront rear line | 5.2.7.B |
The waterfront fence rule
Within 20 ft of the rear property line on a waterfront site, a fence must be open mesh above 3 ft. The code also bars fences and hedges that unreasonably block a neighbor's view of the canal. Solid privacy fences are fine in other parts of the yard, up to 6 ft.
Other fence basics from the same section: written approval and a permit before building, no part forward of the front corner of the house, and decay-resistant or approved materials (check yours in the fence and wall material rules calculator). If a fence sits in a utility or drainage easement, the owner pays to remove it if utility work needs the space.
Near the seawall
Setbacks measure from the property line, not the wall. The line may sit at the wall or some feet inland, so check the survey. A shed, fence or gazebo close to the cap can also block the access a crew needs to replace or repair the wall.
Accessory buildings must be elevated above base flood elevation or have hydrostatic vents (Section 5.2.1.F). For the wall itself, see our seawall permit guide and landscaping near a seawall. For a dock, use the dock side setback calculator.
Questions to ask before you build
- Which line is my setback measured from? Ask the surveyor to mark the rear and side lot lines and any easements on the site plan.
- Does my shed or fence need a permit? Fences need written approval and a permit; ask Development Services about sheds and gazebos.
- Will the structure block a neighbor's canal view? The code bars fences, hedges and pergolas that unreasonably do.
- Is the structure in the way of seawall work? Tell your marine contractor before building so access is not blocked.
Next step: get a written quote
This tool checks distances and limits, not the job. We are a referral service, not a contractor; we connect visitors with independent local providers. Use the form below to ask independent local seawall contractors for a written quote, and read how to choose a seawall contractor first.

Frequently asked questions
How far must a shed be from the rear property line in Cape Coral?
The accessory-structure table in the Land Development Code lists a 10 ft rear setback and a 7.5 ft side setback for sheds, measured from the property line. A shed is limited to 200 sq ft of floor area, and a lot may have one shed and one greenhouse. Confirm with Development Services for your lot.
Can I build a fence right up to the seawall in Cape Coral?
The residential fence rules do not list a rear setback, but any fence within 20 ft of the rear property line on a waterfront site must be open mesh above a height of 3 ft, and no fence may unreasonably block a neighbor's view of the canal. Every fence needs written approval and a permit first. Your survey shows where the line sits relative to the wall.
How tall can a fence be?
Six feet is the general residential maximum. Eight feet is allowed only along a side where the residential lot abuts commercial or professional property. Fences cannot sit in front setback lines or forward of the front corner of the house nearest the fence.
Can I put a gazebo or pergola over my dock?
The code makes an exception for sun shelters and pergolas on docks. A sun shelter on a dock must not overhang the edges of the dock or sit over an easement, and a pergola must not unreasonably block a neighbor's view of the waterway. Dock-specific permits and the dock side setback still apply.
Does a shed near the seawall need anything for flooding?
The code says accessory buildings must be elevated above the base flood elevation or have hydrostatic vents consistent with FEMA rules. Ask Development Services which applies to your shed and whether it needs a permit.
