In short
- Reach is limited to 25% of the canal width, and never more than 40 ft.
- Over 40 ft of frontage: area is (frontage minus 24) x 1/2 x reach as written, and we also show the stricter x 1/4 reading.
- At 40 ft of frontage or less: area is frontage x 1/4 x reach.
- Enter your lot and your plan to see where it falls against both limits.

This dock size limit calculator is for Cape Coral canal owners who are planning a new dock or a rebuild and want to know how much deck the city allows before they ask contractors to draw it. Enter your water frontage, the canal width and the deck area on the plan, and it applies the formula in Land Development Code section 5.4.3.B. For lots over 40 ft the code text and its printed formula disagree, so you get a range with both limits. It uses code text only, with no prices. For how far the dock may reach, see the dock projection calculator.

Example: 75 ft of frontage on an 80 ft wide canal with 560 sq ft of deck planned. Illustrative numbers, not a recommendation.
How the check works
- Measure the frontage.
Use the length of the lot along the seawall. Two formulas apply, split at 40 ft.
- Enter the canal width.
The reach is a quarter of it, capped at 40 ft. A wider canal stops helping at 160 ft.
- Enter the deck area on the plan.
Use square feet of deck surface from the drawing.
- Read the rows.
The tool shows the reach, both area limits for lots over 40 ft, and where the plan falls.
- Take any overage to your builder.
Ask whether the drawing counts the deck the way the city does, and what can shrink.
The formula the checker uses
| Item | Rule | Code section |
|---|---|---|
| Maximum reach into the waterway | 25% of width, or 40 ft, whichever is less | 5.4.3.A.1 |
| Deck area, frontage over 40 ft, as written | (frontage - 24) x 1/2 x reach | 5.4.3.B.1 |
| Same, if the printed formula governs | (frontage - 24) x 1/4 x reach | 5.4.3.B.1 |
| Deck area, frontage 40 ft or less | frontage x 1/4 x reach | 5.4.3.B.2 |
| Joint use agreement | does not add area to either parcel | 5.4.4 |
Source: City of Cape Coral Land Development Code, section 5.4.3.B (maximum dock surface area) and section 5.4.4. We summarize it for planning; the current text and later amendments are what the reviewer uses. The text says one-half but the formula printed under it reads as one-quarter. We cannot tell which the city applies, so the tool shows both; ask the permit office.
Largest deck area by frontage and canal width
| Frontage (ft) | 60 ft canal | 80 ft canal | 120 ft canal |
|---|---|---|---|
| 40 | 150 | 200 | 300 |
| 50 | 97.5-195 | 130-260 | 195-390 |
| 75 | 191.2-382.5 | 255-510 | 382.5-765 |
| 100 | 285-570 | 380-760 | 570-1,140 |
Square feet of deck allowed on a regular canal lot. Lots over 40 ft show the stricter printed-formula figure first, then the written-rule figure (for example 255-510). The jump from 40 ft to 50 ft of frontage is small because the formula changes at 40 ft.
Sharing a dock with a neighbor does not add area for either lot; the joint dock rules calculator checks each lot against its own limit.
What the numbers do not cover
Being under the area limit does not mean a permit. Side offsets, the open navigable water rule, the projection limit for your lot type and the building permit are separate checks, and the permit reviewer decides. Ask whether your lot is a canal-end, corner or basin lot. The permit steps are in the dock and boat lift permit checklist, and the pilings and deck heights are in the dock construction code calculator.
Questions to ask your dock builder
- What is the deck area on the drawing? Ask for it in square feet, and what is included in that number.
- What reach did you assume? Ask for the reach in feet and the canal width the city shows for your lot.
- What type of lot is mine? Regular, corner and canal-end lots use different rules.
- Is anything shared with a neighbor? A joint use agreement must be recorded before the permit is issued.
- How do I choose a builder? See choosing a seawall contractor.
Next step: get a written quote
This tool checks numbers, not the job. We are a referral service, not a contractor; we connect visitors with independent local providers. Use the form below to ask independent local seawall and dock contractors for a written quote, and ask each to state the deck area and reach in it.

Numbers are the limits written in the city code, applied to the figures you enter. The city can amend its code, and the permit reviewer decides. This tool is not a permit determination or an engineering review.
Frequently asked questions
How big can a dock be in Cape Coral?
Land Development Code section 5.4.3.B caps the deck surface area. For a parcel with more than 40 feet of water frontage, the written rule is the frontage minus 24 feet, times one-half, times the maximum projection. The formula printed under it appears to say one-quarter instead, so this tool shows both and treats the smaller as the safe number. For 40 feet of frontage or less, it is the frontage times one-quarter times the maximum projection. The maximum projection is 25 percent of the calculated waterway width or 40 feet, whichever is less.
Does a wider canal allow a bigger dock?
Up to a point. The reach grows with the canal width until it hits 40 feet, which happens at a 160 foot waterway. Past that the reach, and therefore the area limit, stops growing.
Can my neighbor and I combine our dock areas?
Not to get more total area. Section 5.4.4 lets adjoining owners adjust the boundaries and offsets of their marine improvement areas with a recorded joint use agreement, but it says the maximum area for each parcel may not be combined or modified so as to increase it for either parcel.
What does the deck surface area include?
The code text we read calls it the maximum deck surface area. Whether a walkway, finger pier or boat lift platform is counted is a question for the permit office, so ask the city how your plan is measured before you rely on the result.
Does this work for corner, canal-end or lake lots?
This tool uses the regular canal lot reach (25 percent of the width, 40 feet at most). Canal-end, lake, basin and corner parcels have their own projection and area rules in section 5.4.3, so use the result only as a rough guide for those, and ask the city.
