In short
- This detached garage rules calculator tests a planned garage against the size, height, rear-line and plumbing limits in Cape Coral's Land Development Code.
- In standard residential districts the garage can be no larger than the house's living area and no taller than 14 ft.
- The rear setback is measured from the property line, not the seawall; the table lists 10 ft and a 5 ft gap to other structures.
- The table and the text of the code differ on setbacks. We say so and show what to ask the city.
On this page
This detached garage rules calculator is for Cape Coral owners planning a garage separate from the house, often at the back of a canal-side lot. It applies Section 5.2.4 and the accessory-structure table (Table 5.2.1.A) to your numbers and uses no prices. For sheds, gazebos and fences, use the shed, gazebo and fence rules calculator. This is general information, not legal advice.

| Your numbers | Result |

Example: a 720 sq ft garage, 16 ft tall, 8 ft from the rear lot line and 6 ft from a 1,650 sq ft house, with a utility sink and one bathroom. Illustrative numbers, not a recommendation.
How the check works
- Enter the house and the district.
The size cap is tied to the house, so the tool needs its living area. In RE and A districts the size and height caps are skipped.
- Enter the garage numbers.
Area, height and the distance from the rear lot line are required. The gap to the house and the street distance are optional.
- Pick the plumbing.
None and Basic pass. Anything beyond a utility sink and one toilet-and-sink bathroom is flagged.
- Read the notes.
They cover the table-versus-text setback question, the one-garage limit, the driveway rule and flood elevation.
Limits the checker uses
| Item | Limit | Source |
|---|---|---|
| Size | No more than house living area (first floor if multi-story) | 5.2.4.C.3 |
| Height | 14 ft | 5.2.4.C.4; Table 5.2.1.A |
| Rear line | 10 ft | Table 5.2.1.A |
| Gap to other structures | 5 ft | Table 5.2.1.A |
| Plumbing | Utility sink plus one toilet-and-sink bathroom | 5.2.4.C.7 |
| Distance from front street | 115 ft, when the lot fronts another street | 5.2.4.C.11 |
Table 5.2.1.A leaves the front yard blank for detached garages and says the side setback is the same as the principal structure. Setbacks are measured from the property line. The RE and A districts are exempt from the size and height caps (Section 5.2.4.C.6).
Where the code text and the table differ
The table lists a 10 ft rear setback; the text says a detached garage must meet the principal structure's setbacks. We check 10 ft, and the notes tell you to ask Development Services which governs your lot. If the house's rear setback is larger, use that number.
The side setback is the same as the house in the table, so this tool does not test it. Read it from your survey and zoning letter.
Near the seawall
The rear lot line may sit at the wall or some feet inland. Measure from the line on your survey. A garage built close to the rear line can also block the access a crew needs to replace or repair the wall.
Accessory buildings must be elevated above base flood elevation or have hydrostatic vents (Section 5.2.1.F). For the wall itself, see our seawall permit guide. If a pool is planned too, use the pool, cage and deck setback checker.
Questions to ask before you build
- Which setback governs my lot? Ask Development Services whether the table or the principal-structure rule applies to the rear line.
- What is my district? RE and A lots are exempt from the size and height caps; standard lots are not.
- Where is the rear lot line? Ask the surveyor to mark it, and any easements, on the site plan.
- Will construction block seawall access? Tell your marine contractor before building so a crew can still reach the wall.
Next step: get a written quote
This tool checks distances and limits, not the job. We are a referral service, not a contractor; we connect visitors with independent local providers. Use the form below to ask independent local seawall contractors for a written quote, and read how to choose a seawall contractor first. More tools are in our free calculators list.

Frequently asked questions
How big can a detached garage be in Cape Coral?
In the standard residential districts, the Land Development Code says a detached garage may not be larger than the living area of the house, or the first-floor living area if the house has more than one story. The size and height caps do not apply in the RE and A districts. Confirm your district with Development Services.
How tall can a detached garage be in Cape Coral?
The code text and the accessory-structure table both give 14 ft, measured by the code's building-height definition. That is lower than many house-height limits, so a second-floor loft is unlikely to fit. The cap does not apply in the RE and A districts.
How far must a detached garage be from the rear property line?
Table 5.2.1.A lists 10 ft from the rear line and a 5 ft separation from other structures, measured from the property line. The text of Section 5.2.4 says a detached garage must meet the setbacks of the principal structure, so ask Development Services which governs your lot. Setbacks run from the property line, not the seawall.
Can a detached garage have a bathroom?
The code allows a utility sink plus one bathroom made up of a toilet and a sink. It does not list a shower, a kitchen or other plumbing in a detached garage.
Can I have two detached garages on one lot?
No. A parcel may have both an attached and a detached garage, but only one detached garage is permitted.
